This page is full of helpful tips to prepare your home for real estate photography and market readiness.  Following these steps will maximum the potential to attract the right buyers through beautiful, clean, professional pictures without the clutter of everyday life.  Most homebuyers start their search online, so the photos are going to be the first impression they have of your home.  Make it count!  

G E N E R A L   P R E P

- Start with a clean slate (vacuum, mop, dust, clean windows, wipe counters, etc.)

- Turn ALL lights and lamps ON

- Replace burnt out light bulbs (preferably with the same temperature / all incandescent or fluorescent)

- Turn ceiling fans OFF

- Turn TV and computer screens OFF

- Open blinds to let natural light in

- Remove personal photographs and replace with landscape or generic photos

- Make all beds

- Remove small rugs to expose flooring

- Put shoes and jackets in a closet

 

E X T E R I O R   P R E P

- Close garage doors

- Move cars out of the driveway and off the street in front of the home

- Manicure the lawn (mow, edge, rake, trim, etc.)

- Discard empty pots

- Remove visible water hoses, toys, balls, basketball hoops, etc.

- Tidy the patio furniture and fluff pillows and cushions

- Remove pool vacuum and hoses

- Turn on fountains and pool water features

- Hide pool cleaning supplies

- Remove trash cans from sight

 

K I T C H E N   P R E P

- De-clutter counters (no knife blocks, cooking utensils, mixers, etc.)

- There should be a MAX of one small appliance on the counters, such as a coffee  maker

- Rid the fridge of magnets and photos, etc.

- Hide garbage cans in the pantry or closet

- Remove dishes, sponges and rags from the sink

 

D I N I N G   A R E A   P R E P

- Clear clutter off table and dust/polish the top

- If available, use decorative place settings

- Use a center piece, such as flowers

- Straighten and evenly space dining chairs

- Remove high chairs, boosters, or child seats

 

L I V I N G / F A M I L Y   R O O M   P R E P

- Remove piles of magazines, papers or mail

- De-clutter fireplace mantel.  Limit to 5 items, such as vases and artwork

- Fluff and arrange sofa cushions and pillows

- Remove kids toys

 

B E D R O O M   P R E P

- Make bed and fluff pillows (set out decorative pillows if available)

- Clear dressers and nightstands of any clutter and personal items

- Place chargers, tablets, phones, etc. in a drawer

- Remove family photos from walls

- Clear out under the bed so that nothing is visible in photos

 

K I D S   R O O M   P R E P

- Remove wall hangings that display names

- Remove wall decals and posters

- Store away diaper pales in a closet

- Clear out under bed or crib anything that would be visible in photos

 

B A T H R O O M   P R E P

- Completely clear off countertops. NO soap, toothbrushes, medication bottles,  jewelry, etc.

- Put toilet seats down

- Close all closet doors

 - Remove bottles of soap and shampoo from shower.  NO razors, loofas, etc.

- Discard dirty towels.  Display only fresh, folded or hung towels.

- Remove floor mats

 

P E T S   I N   T H E   H O M E

- Place water dishes and food bowls in a closet out of sight

- Put toys and pet beds in a closet

 - Use a lint roller on furniture to remove pet hair

- Place pet in crate out of sight or in backyard

- Dispose of any pet waste

- Remove toys from yard
