Payment for services can be made by check, and are due at the time of service.

H O M E   R E A D I N E S S

Home needs to be picture-ready.  No staging, cleaning, organizing or re-arranging will be done during the shoot.  I have compiled a home  preparation guide for your clients in the "Prep Your Home" section of this website to pass on to your clients.


I will not Photoshop furniture or missing items into the photo, nor will I Photoshop large items, such as basketball hoops or wall damage, out of the photo.  In certain situations an exception may be made, but additional fees will be incurred.

T U R N A R O U N D   T I M E

Turnaround time for professionaly edited images and virtual tours is 24-48 hours.  It is almost always sooner than that.  In time sensitive cases, a RUSH option is available at an additional fee.

T R I P   C H A R G E

Cities outside of the mileage boundary (exceeding 20 miles from Rancho Santa Margarita) will incur a trip charge of between $25-$50, depending on location and miles traveled.
